Once you own land, there are several important things you can do prior to signing a contract.  Key early steps include:

  • Financing – Get pre-approved for your construction loan with one of our approved lenders. In addition to your house budget, you will need to include a budget for site improvements, such as: a construction driveway, septic system, utilities, permits.   You’ll find our approved lenders here.
  • Soil Test – if you are installing a septic system, contact your county health department to schedule a soil test engineer to come to your property.
  • Utilities – contact your energy, sewer and water providers to learn important new service information.  We recommend you schedule a meeting with your energy provider at your property to discuss your energy needs.
  • Zoning and Building permits – contact your zoning and building department, they are extremely helpful with what you need to know about requirements and permits. 

Building with Zeilman James Homes: Pre-construction Process

Before we can begin construction, we must complete a checklist of preparation tasks.  We will collaborate closely with you to ensure you stay on track throughout the process.  
 
Your pre-construction checklist typically includes:

  • Confirming construction financing with one of our approved lenders. 
  • Clearing and maintaining your building site so our crews and trade partners can safely access the future home location. 
  • Reviewing and approving preliminary and final plans for your home. 
  • Having your site plan and house location staked by a surveyor—you will meet the surveyor on your lot to confirm placement. 
  • Applying for all required permits, including zoning, septic, building, driveway, and any other local approvals. 
  • Installing a temporary construction driveway that can handle heavy construction traffic.
  • Providing key documents to Zeilman-James Homes, including:
    • Copy of the deed to your property
    • Proof of homeowners insurance with a builder’s risk rider
    • Closing loan disclosure
  • Scheduling your color and finish selections with your sales consultant. 

Coordinating with utilities and local agencies

You will also work directly with local providers and departments so that all services and approvals are ready for construction:

  • Utility companies – Confirm availability of electric, gas, water, and sewer at your property, understand any tap fees, and learn whether additional equipment (such as transformers or gas extensions) will be required.
  • County health department (for septic systems) – Arrange for a soil/perc test and, if needed, consult with a septic system designer/installer to secure approvals.
  • Zoning and building departments – Verify your township or county’s specific guidelines, processes, and fee structures, as these can vary by jurisdiction. 

During construction, you will be responsible for providing temporary water for construction activities and temporary heat during cold-weather months, if applicable. We will review each of these responsibilities with you in detail so you know exactly what to expect at every step.
